Focus on Client Needs
Sheldon completes an individualized needs analysis to determine what each client wants in his or her Chicago real estate purchase. The needs analysis covers large and small considerations such as:

•  Type of building: Is the buyer looking for a building with
   architectural significance, or a vintage or modern building?
•  Amenities and services. What concierge services does a client
   need, and when do they need them available?
•  Design. Sheldon consults with clients on the aesthetics of a
   property—color, floor plans, rehab plans and discusses upgrade
   and finishes selections with clients purchasing new construction.

   be, Sheldon’s expertise and knowledge help find Chicago
   homes that fit a client’s special needs.

When working to sell a property, Sheldon keeps clients informed on market conditions, provides follow-up after all showings, and works to create extensive exposure of a property through his blog and his web presence and expertise.


Negotiating a Deal

Once a buyer is considering a unit to purchase in a particular building, Sheldon will take the client to other units on the market in that building so the client can obtain relative value based on location, floor and view. He also recommends viewing the minutes of the building for 6 months to a year prior to making an offer, so clients can consider what is happening on the business side of a building. When negotiating a sale price, Sheldon puts an emphasis on price per square foot, quality of the appliances and finishes, plus how long the property has been on the market. He constantly communicates with the client and keeps them involved in the process, as the smallest detail can make a difference in negotiating the sale price of a Chicago home. Sheldon values the input that a client brings to a negotiation, will never speak for a client and always consults with them before communicating with those involved in the negotiation process.
